Mold Inspection Services in Detroit, MI

Detroit and its surrounding communities have a moisture problem — one that's been building for decades. Older homes, aging infrastructure, Michigan winters, and basement-heavy housing stock create the conditions where mold thrives. Mold isn't always visible, and by the time you can see it or smell it, the underlying moisture problem has usually been active for months. PPT Inspections performs thorough mold assessments across Wayne, Oakland, and Macomb counties, identifying moisture sources and mold risk before they become a health concern or a costly remediation project.

What a Mold Inspection Includes

A mold inspection is a systematic assessment of a property for conditions that support mold growth, evidence of active or past mold growth, and identification of moisture sources driving the problem.

Visual Inspection

We examine all accessible areas — basement, crawl space, attic, bathrooms, kitchens, laundry areas, and around windows — for visible mold growth, water staining, efflorescence, and moisture damage.

Moisture Readings

We use a calibrated moisture meter to measure moisture content in walls, floors, and ceilings. Materials above 19% moisture content are at risk for mold growth.

Thermal Imaging (Available as Add-On)

Our infrared camera can detect moisture hidden behind walls and under flooring — moisture that feeds mold colonies that aren't yet visible.

Source Identification

Finding mold is only half the job. We identify the moisture source — roof leak, plumbing leak, HVAC condensation, foundation water intrusion, or inadequate ventilation — so it can be corrected. Mold removed without fixing the source returns.

Documentation

All findings are photographed and documented in a clear report with recommendations for remediation and moisture correction.

Note: PPT Inspections performs visual mold assessments. For laboratory mold testing (air sampling, surface sampling), we can recommend licensed environmental hygienists.

Why Detroit Homes Are Mold-Prone

Southeast Michigan's unique combination of aging housing stock, climate, and construction creates persistent mold risk across the region.

1

Age of Housing Stock

Detroit and inner-ring suburbs have some of the oldest residential housing in the Midwest. Homes from the 1920s–1950s were built with lower ventilation standards and construction practices that are more vulnerable to moisture accumulation.

2

Basements

Nearly every Southeast Michigan home has a basement — and basements are inherently moisture-prone environments. Block foundation walls in Wayne and Macomb county homes allow water vapor to migrate inward. Older drain tile systems (clay pipe from the 1940s–60s) frequently fail, allowing groundwater intrusion during heavy rains.

3

Michigan's Climate

The combination of warm, humid summers and cold winters creates repeated cycles of condensation and drying that stress building envelopes and create persistent moisture in attics, rim joists, and wall cavities.

4

HVAC and Ventilation Issues

Many older Detroit-area homes lack proper bath fan ventilation or have fans that vent into the attic rather than to the exterior — a building code violation that makes attic mold nearly inevitable over time.

5

Post-Flood Moisture

Southeast Michigan experiences significant flooding events during heavy rain seasons. Homes that have experienced even minor flooding often have residual moisture in wall cavities, under flooring, and in insulation that was never properly dried — a persistent mold source.

6

Ice Dams

Michigan winters produce ice dams on roofs with inadequate attic insulation. Ice dams force water under shingles and into wall and ceiling assemblies — a classic mold pathway.

When to Get a Mold Inspection

  • Before buying any Southeast Michigan home built before 1980
  • If you notice musty odors in any area of the home
  • After any known water intrusion event — roof leak, basement flooding, plumbing leak
  • If household members experience unexplained allergy symptoms, respiratory irritation, or headaches that improve when away from home
  • If you're purchasing a foreclosure or property that has been vacant (vacancy allows moisture to accumulate without ventilation)
  • Before finishing a basement
  • If you see visible staining on ceilings, walls, or around windows

"Mold is not a southern problem or a coastal problem — it's a Michigan problem. Our winters trap moisture inside building envelopes and our aging housing stock provides plenty of food and hiding places for mold colonies. PPT Inspections has assessed hundreds of Detroit-area homes and we understand exactly where mold hides in our specific housing stock — from the attic eves of a 1940s Dearborn bungalow to the rim joists of a 1970s ranch in Warren."

Why Choose PPT Inspections for Mold Assessment

Local expertise and advanced tools to find moisture problems other inspectors miss.

30+ Years in Southeast Michigan

We understand how Detroit-area homes are built, how they fail, and where mold hides in each era of construction.

Moisture Meter + Thermal Imaging

We don't just look, we measure. Our moisture meter and optional IR camera find problems hidden behind surfaces.

Source-First Approach

We identify the moisture source driving the mold, not just the mold itself. A remediation without source correction is money wasted.

Mold Inspection FAQ

Answers to common questions about mold inspections in Detroit, Michigan.

PPT visually inspects all accessible areas for signs of mold and moisture damage. We also use moisture meters to find elevated moisture levels in building materials. Thermal imaging (add-on) can detect moisture hidden behind walls. For definitive mold species identification, laboratory air or surface sampling by a licensed environmental hygienist is recommended.
A mold assessment is typically included in a standard home inspection or can be done as a standalone service. Call (313) 399-7016 for a quote.
Most commonly: failed perimeter drain tile, hydrostatic pressure through block foundation walls, condensation from HVAC systems, and sump pump failure during heavy rain events.
Not necessarily. Mold is a moisture problem, and moisture problems have solutions. The key questions are: what is the source, what is the extent, and what will remediation cost? PPT helps you answer the first two; a remediation contractor can give you the third.
Mold can begin growing within 24–48 hours of a moisture event. If your basement flooded, get an assessment as soon as possible — certainly within two weeks.
