A mold inspection is a systematic assessment of a property for conditions that support mold growth, evidence of active or past mold growth, and identification of moisture sources driving the problem.
We examine all accessible areas — basement, crawl space, attic, bathrooms, kitchens, laundry areas, and around windows — for visible mold growth, water staining, efflorescence, and moisture damage.
We use a calibrated moisture meter to measure moisture content in walls, floors, and ceilings. Materials above 19% moisture content are at risk for mold growth.
Our infrared camera can detect moisture hidden behind walls and under flooring — moisture that feeds mold colonies that aren't yet visible.
Finding mold is only half the job. We identify the moisture source — roof leak, plumbing leak, HVAC condensation, foundation water intrusion, or inadequate ventilation — so it can be corrected. Mold removed without fixing the source returns.
All findings are photographed and documented in a clear report with recommendations for remediation and moisture correction.

Michigan winters produce ice dams on roofs with inadequate attic insulation. Ice dams force water under shingles and into wall and ceiling assemblies — a classic mold pathway.
