From designing homes to inspecting them, PPT has always been about one thing: helping families live in safe, sound homes.
PPT, short for People, Places & Things, began in 1994 as a residential design business. Designing homes taught us how houses are built, where corners get cut, and what makes a home work for the people who live in it.
Clients kept asking for help judging the homes they wanted to buy. That grew into a full home inspection and consulting firm, adding HUD 203K consulting for buyers using FHA renovation loans, termite inspections, thermal imaging, and more.
Our design roots never went away. As universal design specialists, we also help homeowners plan changes that make a home safer and easier to live in, including elderly-friendly updates that help people stay in the homes they love.
More than 30 years later, PPT Inspections is still family-owned and still based in Detroit. We serve homebuyers, homeowners, investors, and real estate professionals across Wayne, Oakland, and Macomb counties with 15 inspection and consulting services.
Most home inspectors learn houses from the outside in. We learned them from the drawing board first. Because PPT started in residential design, we look at a home the way a designer does as well as the way an inspector does. Detroit is a city of older homes. Much of the housing here was built before 1950: brick bungalows, two-flats, colonials, and Tudor-style houses on tree-lined streets. They were built well, but after 70 to 100 years most have been rewired, re-plumbed, or remodeled more than once. Some of that work was done right and some wasn't. After 30 years in these homes, we can usually tell the difference quickly.
We also know the ground they sit on. Southeast Michigan's heavy clay soil holds water and moves with the seasons, and our freeze-thaw winters push on basement walls year after year. That's why cracked and bowing foundations, damp basements, and drainage problems are so common here, and why we look at them so closely.
Many local buyers use FHA 203K renovation loans or the NACA program to buy homes that need work. These loans have extra rules, and a missed step can delay a closing. As a NAFHAC-certified HUD 203K consultant in Detroit and an experienced NACA home inspector, we help buyers, agents, and lenders get it right the first time.
It starts with a phone call or an online booking. We ask about the property, your timeline, and your loan, then recommend the right inspection and give you a clear price. Most inspections are scheduled within 24–48 hours.
On inspection day, your inspector arrives on time and works through the home from the roof to the basement. You're welcome to come along and ask questions. We'll point out what we find as we go and explain what's serious and what's normal for a home of that age.
Within 24–48 hours, your photo report arrives by email with a General Summary of the items that need attention. Share it with your agent, lender, or contractor. If you have questions later, even months after you move in, give us a call.
