Buying a home in Dearborn is a big decision — and the solid brick bungalows and mid-century ranches that line its neighborhoods deserve a thorough, experienced eye before you sign. PPT Inspections is a certified InterNACHI home inspector serving Dearborn and all of Wayne County, with over 30 years of experience evaluating Michigan homes. We know what age does to these properties, and we'll give you a clear, honest picture of what you're really buying.
Dearborn's housing stock tells the story of the American auto industry. The neighborhoods that grew up around the Ford Motor Company — from the Southend near the River Rouge Complex to the quiet streets of East and West Dearborn — are packed with solid brick homes built during the post-war boom of the 1940s through the 1970s. These homes were built to last, and many still are. But decades of Michigan winters, freeze-thaw cycles, and normal wear and tear mean there's almost always something worth knowing before you hand over your earnest money.
At PPT Inspections, we've been inspecting homes in Dearborn and across Wayne County since 1994. We understand the specific challenges these properties present: aging cast iron drain lines, original galvanized water supply pipes that have narrowed from mineral buildup, knob-and-tube wiring tucked inside old plaster walls, and basement walls that have absorbed decades of Michigan ground moisture. These aren't reasons to walk away from a home — they're reasons to have a thorough inspection so you know exactly what you're buying.
Unlike suburban markets built primarily in the 1980s and 1990s with wood-frame construction, Dearborn's brick bungalows and cape cods were constructed with different methods and different materials. Brick exteriors hold up well over time, but mortar joints deteriorate, brick ties can fail, and improper flashing around windows and chimneys creates entry points for water. A good home inspector knows exactly where to look.
Many Dearborn homes also feature finished basements added decades after the original construction — sometimes with permits, sometimes without. We evaluate these additions carefully, looking at electrical work, egress compliance, and any signs that the finishing materials are hiding water intrusion or structural concerns. The neighborhoods near Cherry Hill, Michigan Avenue, and Outer Drive all have their own character and their own common issues, and we bring that local knowledge to every inspection we conduct.
Lot grading matters enormously for basement health in Dearborn's flatter terrain, where surface water has nowhere to go if it can't drain away from the foundation. We evaluate gutters, downspout extensions, and yard slope as part of every inspection — small details that can have a big impact on a home's long-term moisture situation.
Whether you're a first-time buyer purchasing your family home near Ford Field, an investor picking up a rental near the University of Michigan-Dearborn campus, or a seller getting ahead of surprises before you list — our inspection reports are detailed, photo-documented, and written clearly. You'll understand what needs immediate attention, what can wait, and what's simply a maintenance note for down the road.
We also work with buyers using FHA loans or the HUD 203K renovation loan program, which is especially relevant in Dearborn where many buyers are purchasing older homes that need updates. As a NAFHAC-certified 203K consultant, we can handle both the inspection and the consultant services your lender requires — streamlining the process considerably.
From the working-class streets of the Southend near the Ford Rouge Plant to the larger colonials along Palmer and Outer Drive, Dearborn's neighborhoods each have their own character. East Dearborn and West Dearborn differ in era and style. Homes near Cherry Hill Road trend toward mid-century brick ranches, while blocks closer to downtown Dearborn and Michigan Avenue feature older bungalows and two-stories built in the 1940s and earlier.
We also regularly inspect homes in the adjacent communities of Dearborn Heights, Allen Park, Melvindale, and Taylor — all within the same Wayne County service area. If you're comparing properties across multiple Dearborn-area neighborhoods, our consistent, detailed reporting makes it easy to compare conditions side by side.
A comprehensive evaluation of every major system — with extra attention paid to what matters most in older Dearborn properties.
We examine the foundation for cracks, bowing, settling, and water infiltration. In Dearborn's older brick homes, poured concrete and block foundations both deserve careful scrutiny, especially along the base of walls where ground moisture is most likely to enter. We also evaluate the structural framing, load-bearing walls, and floor systems above the basement.
Many Dearborn homes still have original or partially updated electrical panels. We evaluate the service panel, circuit breakers, wiring type — looking especially for aluminum branch circuit wiring or remnant knob-and-tube — grounding systems, and the condition and safety of outlets and fixtures throughout the home.
Homes built in the 1940s–60s frequently still have galvanized steel supply lines that have narrowed significantly from mineral buildup, reducing water pressure and quality. We evaluate supply and drain lines, water heater condition and age, fixture operation, and check for any evidence of past or active leaks. Lead supply service lines are also flagged where present.
Dearborn winters are not forgiving to aging furnaces. We evaluate the heating system's condition, age, and safety — including heat exchanger integrity where accessible, which is critical for carbon monoxide safety. Central air conditioning, ductwork condition, thermostat operation, and overall HVAC efficiency are all part of our evaluation.
We assess roofing materials, age, and condition — including shingles or flat roof membranes, flashing around chimneys and dormers, soffit and fascia condition, gutters and downspouts, and any signs of past water intrusion. Dearborn's brick chimneys deserve particular attention; deteriorating mortar and improper caps are common sources of interior moisture damage.
The attic reveals a lot about a home's history. We check insulation type and depth, ventilation adequacy, signs of past or present roof leaks, and the condition of any HVAC equipment in attic space. In Dearborn bungalows with knee-wall attics, these secondary attic spaces are also evaluated for moisture and insulation issues.
We inspect brick exteriors closely — checking mortar joint condition, efflorescence (white mineral deposits that signal water movement), window and door flashing, sills, and the overall envelope of the home. Lot grading and drainage are evaluated, as poor surface drainage is one of the leading contributors to wet basements in this area.
Inside every room, we check walls, ceilings, and floors for staining, cracking, or irregularities that may indicate structural movement or moisture issues. Windows, doors, and stairway railings are evaluated for operation and safety. We also test installed appliances, smoke and CO detectors, and bathroom exhaust ventilation.
