Most of Detroit's homes were built before 1950. Brick bungalows, two-flats, and big colonials make up whole neighborhoods. They were built to last, but after 70 to 100 years almost every one has been rewired, re-plumbed, or remodeled at least once. That's why a complete home inspection is still the place to start. It shows how the home has been changed over time and whether that work was done safely.
Age also brings lead. Any home built before 1978 may have lead-based paint, and in older Detroit homes it's common on windows, doors, and porches where paint wears and chips. Landlords renting these homes need a lead inspection or clearance as part of the city's rental compliance process. Our State of Michigan Certified Lead Inspector handles that for you.
Below ground, Southeast Michigan's heavy clay soil holds water and moves with the seasons. Every winter the ground freezes and thaws again and again. That's hard on basement walls and is why we offer focused foundation and moisture checks. The same soil can let radon gas collect in basements, so we suggest adding a radon test to most home inspections.
Many Detroit buyers use FHA 203K renovation loans or the NACA program to buy homes that need work. These loans have strict rules. As a NAFHAC-certified 203K consultant, we write up the work, review contractor bids, and inspect each stage before money is released. That keeps renovation projects moving and closings on schedule.
