People assume newer homes don't need thorough inspections. That assumption can be expensive. Much of Novi was developed during the 1990s and 2000s — and those homes are now old enough that original roofs, HVAC systems, and water heaters are reaching the end of their expected life. Add decades of Michigan winters, settlement, and maintenance history to the picture and you have a compelling case for an inspection no matter when the home was built. PPT Inspections has served Novi and Oakland County since 1994, and we bring the same rigorous approach to a 25-year-old colonial as we do to a 60-year-old ranch.
Novi grew dramatically during the 1990s. Subdivision after subdivision went up along Ten Mile, Twelve Mile, and Beck roads as the city transformed from a rural township into one of Oakland County's busiest communities. The homes built during that period were modern for their time — but time moves fast. A roof installed in 1997 is nearly 30 years old. An original HVAC system from 2001 is well past its typical service life. And the drainage and grading issues that were a minor inconvenience in year three become genuine moisture problems by year twenty-five.
There's also a specific set of concerns associated with 1990s construction that isn't always top of mind. Oriented strand board (OSB) sheathing, which became the standard in that era, is less forgiving of moisture than the plywood it replaced. Early EIFS (synthetic stucco) systems, used in some higher-end Novi homes of the period, are known for trapping moisture behind the cladding. Original builder-grade windows from the 1990s are frequently failing at their seals. None of these are reason to avoid a well-located Novi home — they're reason to go into the purchase with clear eyes.
Not all of Novi was built in the 1990s. The older sections of the city near Walled Lake and along Grand River Avenue have homes from the 1970s and earlier, bringing all the inspection priorities of that era with them. The newer developments near the Twelve Oaks area and toward South Lyon skew more recent, with larger homes on larger lots. We're equally at home in a 1,400-square-foot 1975 ranch and a 3,500-square-foot colonial built in 2005 — the systems and inspection approach differ, and we adjust accordingly.
Novi is also one of the higher price-point markets in the Detroit metro area. That makes a thorough inspection even more important — the cost of a missed issue scales with the value of the home. We document everything we find clearly, photograph it thoroughly, and explain what it means in plain language so you can make a fully informed decision about one of the largest financial commitments of your life.
Novi's residential character shifts considerably depending on where you are in the city. The neighborhoods closest to Walled Lake and along Grand River tend to be older and more modest in size — ranches and small colonials from the 1970s and '80s. Moving south and east toward the I-96 corridor and the Twelve Oaks area, homes get larger and newer, with the biggest estates found near the Northville Township border.
Adjacent communities including Northville, Wixom, Commerce Township, and Walled Lake share much of Novi's newer construction character. We inspect throughout the area and provide consistent, detailed reports that make it easy to compare properties across these communities side by side.

We assess shingle condition and remaining life, flashing at all penetrations, gutter and downspout function, and any signs of past water infiltration. In Novi's 1990s–2000s homes, original roofing is frequently at or near replacement age — an honest assessment of remaining life helps you budget accurately.
We examine foundations for cracks, settling, and water staining. In Novi's newer construction, grading that has settled over the years is a common source of basement moisture — we evaluate slope and drainage away from the foundation carefully and flag any areas where water is likely to pool against the home.
We evaluate furnaces, central air systems, and ductwork for condition, age, and efficiency. Homes built in the late 1990s and early 2000s are approaching the end of the typical 20-25 year HVAC service life — we document system age accurately and flag heat exchanger concerns that carry carbon monoxide risk.
We assess vinyl siding, brick veneer, and any EIFS or synthetic stucco systems for condition and signs of moisture intrusion. Early EIFS installations common in 1990s higher-end construction deserve particular scrutiny — we probe for soft spots and look for any evidence of trapped moisture behind the cladding.
We evaluate supply and drain lines, water heater age and condition, water pressure, and any evidence of prior leaks. In 1990s-era homes, polybutylene (Poly-B) supply lines — a known failure-prone material — are flagged where present. Original water heaters from 1995–2005 are also beyond their expected service life and documented accordingly.
We inspect the main panel, breaker condition, AFCI and GFCI protection, and overall wiring condition. Novi's newer homes are generally free from the aluminum wiring concerns common in older suburbs, but we verify panel labeling, check for double-tapped breakers, and ensure safety devices are properly installed throughout.
Original double-pane windows from the 1990s frequently develop seal failures — visible as clouding or condensation between panes. We document failed seals throughout the home and note any windows that have lost their insulating value. Proper air sealing around windows and doors also affects energy efficiency significantly and is evaluated as part of the exterior inspection.
We inspect decks and patios for structural integrity, ledger connections, railing safety, and wood deterioration. Attached garages are evaluated for firewall integrity, CO separation, and door function. In Novi's larger homes with multi-car garages, these structures receive the detailed attention they warrant.
